About Us
45 Summer St is a historic mill building built in Leominster, MA in 1880. Originally known as W.S. Reed Toy and Manufacturing factory, the building was used in the production of toys and later shirts.
Cougar Capital worked with local, State, and Federal governments to obtain historic tax credits, HDIPs, and a TIE necessary to redevelop the mill after many years of vacancy. Toy Factory Apartments opened its doors to Leominster’s residents with 36 luxurious apartments, bringing new life to this magnificent building and creating the opportunity to enjoy an amazing place to live without sacrificing the historic essence of its architecture. Amenities include a fitness center, sundeck terrace, elevator, and off-street parking spaces.

Prices vary among units based on location in the building, whether they have private outdoor space and demand. There is plenty of parking, but spots immediately adjacent to the building/your unit will be assigned for those who reserve early on a first-come, first-served basis.
